1. Verify Real Insurance and a Real NH Business Presence
New Hampshire does not require a state-level general contractor license, which surprises homeowners coming from Massachusetts. What it does require is general liability insurance and workers' compensation if there are employees on your property. Ask the contractor for a Certificate of Insurance (COI) listing your address — the insurer issues this directly, not the contractor. If they hesitate, walk away. 8. What to Pay and When
A reasonable Southern NH deck payment schedule is 25% at contract, 35–40% when materials are delivered, and the balance at final inspection sign-off. Avoid contractors who want 50% up front. Composite material orders are non-refundable once placed, so a deposit covering material is fair — but it should be itemized in the contract.
